How a design-build remodel works

One team, one plan, one point of contact — from first sketch to final walkthrough.

The reason remodels turn into horror stories is a broken hand-off: you hire a designer, then a separate contractor bids the drawings, then nobody owns the number or the schedule. Design-build fixes that — the people who design your project are the people who price it and build it. Here’s exactly what to expect, and roughly how long each step takes.

  1. Consultation

    We come to your home, look at the space, and talk through what you actually want to change and roughly what you want to spend. You leave with an honest budget range — before anyone asks you to sign anything.

  2. Design & selections

    Our designer develops the plan, 3D layouts, and material selections with you — cabinets, tile, counters, fixtures — until the drawings match the way you live. You approve a fixed-price proposal with no surprises baked in.

    Weeks 2–6 · design agreement
  3. Permitting & pre-construction

    We pull the permits, order long-lead materials, and build the real schedule. A pre-construction walkthrough sets expectations: where the crew parks, how we protect your floors, and which days matter.

  4. Construction

    One lead carpenter runs your job start to finish and you get a weekly schedule update. We dust-wall the work zone, protect the paths, and clean up every day — you keep living in the house.

  5. Walkthrough & punch list

Questions homeowners ask us

How does your estimate and bidding process work?

It starts with a free consultation — we walk the project, listen to what you actually want, and talk honest budget ranges on the spot. Then you get a written, itemized proposal: scope, materials allowances, timeline, and a fixed price. Not a one-line number that doubles later. If you’re comparing bids, we’ll even tell you what to look for in the other guys’ proposals — missing line items are where “low bids” hide.

Are you licensed and insured? Who pulls the permits?

Yes — licensed, insured, and bonded, and we carry both liability and workers’ comp, which protects you if anyone gets hurt on your property. We pull every permit and schedule every inspection ourselves; it’s part of the job, not an extra. A contractor who asks the homeowner to pull the permit is asking you to carry his risk — that’s the biggest red flag in this trade.

Will my project actually finish on time and on budget?

Here’s the honest answer: surprises exist — that’s construction. What we control is how they’re handled. You get a written schedule before we start, a fixed price for the defined scope, and any change gets priced and signed off in writing before the work happens — never invoiced as a surprise after. You’ll know where your project stands every week, from one person whose name you know.

Do you handle the subcontractors, or do I have to coordinate anyone?

You coordinate nobody. As your general contractor we run the whole job — our crews plus our licensed plumbing, electrical, and HVAC subs, all scheduled, supervised, and held to the same standard. One contract, one schedule, one person to call. That’s the entire point of hiring a GC instead of juggling five trades yourself.

What areas do you serve?
