Already have plans or an architect? We price them honestly, run the permits and the subs, and own the schedule.
Some projects come to us with the drawings already done — an architect’s plans, an engineer’s stamp, sometimes a half-finished job another contractor walked away from. We step in as the general contractor: we price the plans line by line (and flag the gaps that would have become change orders), pull the permits, schedule and supervise every sub, and run the job to a written schedule with weekly updates. You keep your designer; you gain one accountable builder — and nobody has to become their own general contractor to get the project finished.
