An unfinished basement turned into a family room, guest suite with a full bath, and a wet bar — dry, warm, egress-legal, and permitted.

The scope
This Overland Park family wanted usable square footage without moving. We handled moisture first (a dry basement is the whole game), then designed the space around real use: a big family room for movie nights, a guest suite with an egress window and a full bath, and a wet bar for entertaining. Insulation, electrical, and the bath plumbing were done to code and permitted. The result adds roughly a third more living space to the house — the cheapest square footage they’ll ever add, done right.
