How a design-build remodel works

One team, one plan, one point of contact — from first sketch to final walkthrough.

The reason remodels turn into horror stories is a broken hand-off: you hire a designer, then a separate contractor bids the drawings, then nobody owns the number or the schedule. Design-build fixes that — the people who design your project are the people who price it and build it. Here’s exactly what to expect, and roughly how long each step takes.

  1. Consultation

    We come to your home, look at the space, and talk through what you actually want to change and roughly what you want to spend. You leave with an honest budget range — before anyone asks you to sign anything.

    Week 1 · about 60–90 minutes
  2. Design & selections

    Our designer develops the plan, 3D layouts, and material selections with you — cabinets, tile, counters, fixtures — until the drawings match the way you live. You approve a fixed-price proposal with no surprises baked in.

    Weeks 2–6 · design agreement
  3. Permitting & pre-construction

    We pull the permits, order long-lead materials, and build the real schedule. A pre-construction walkthrough sets expectations: where the crew parks, how we protect your floors, and which days matter.

    Weeks 6–10 · while materials arrive
  4. Construction

    One lead carpenter runs your job start to finish and you get a weekly schedule update. We dust-wall the work zone, protect the paths, and clean up every day — you keep living in the house.

  5. Walkthrough & punch list

    We walk the finished project with you, build a punch list of anything that isn’t perfect, and close it out fast. Nothing is “done” until you agree it’s done.

    You get a written workmanship warranty and a real number to call. Settling, a sticky drawer, a caulk line — we come back and make it right.
