The part most roofs get wrong — balanced intake and exhaust that stops ice dams, cooked shingles, and voided manufacturer warranties.
More roofs die from bad ventilation than from bad shingles. When an attic can’t breathe, summer heat cooks the shingles from underneath, winter moisture rots the deck, and ice dams back water up under the eaves — and most shingle manufacturers reduce or void the warranty over it. We check ventilation on every inspection: soffit intake that’s actually open (not painted shut or buried under insulation), ridge exhaust sized to the attic it’s venting, and baffles that keep the air path clear. While we’re up there, we’ll tell you if your insulation is thin and can top it up to current code. It’s unglamorous work that adds years to a roof — which is exactly why we bring it up.
